I’m Robbie English, REALTOR and Broker at Uncommon Realty, and East Austin is one of the neighborhoods I work in most. It’s also one of the more complicated markets in the city to get right, because “East Austin” isn’t one thing. It’s a collection of pockets, each with its own pace of change, its own housing stock, and its own price range.
East Austin has one of the more significant histories of any neighborhood in the city. For much of the twentieth century, the area east of what’s now I-35 was where city policy directed Black and Latino Austinites to live, separate from the rest of the city. Decades later, that same area has become one of the most in-demand parts of Austin, and the pace of redevelopment and rising prices over the last twenty years has been faster here than almost anywhere else in the metro. That history matters for how I approach both buyers and sellers here, because it shapes what a given block looks like today, what’s still changing, and what a fair price actually is street by street.
Why Block-by-Block Knowledge Matters
A new build on one street in East Austin can sit two blocks from a home that’s been in the same family for fifty years. Zoning, lot size, and what’s allowed to be built next door vary block to block in ways that a citywide market report won’t tell you. I spend time in these neighborhoods regularly, not just when I have a client to show, so I can tell you honestly what a specific street is actually like, not just what the listing photos suggest.
For Buyers
If you’re buying in East Austin, I’ll walk you through what’s driving the price on a specific property, whether that’s proximity to the Saltillo District redevelopment near East 4th and 5th, the school zoning, or simply how much of the surrounding block has already been rebuilt versus how much hasn’t. I want you to know what you’re buying into, not just what you’re buying.
For Sellers
If you’re selling, pricing an East Austin property well means understanding exactly who’s buying on your specific street right now, not relying on a broad East Austin average that can be misleading given how much variation exists block to block.
