The History Behind the Market
East Austin’s current desirability is a relatively recent development. For most of the twentieth century, the area east of what’s now I-35 was where city policy directed Black and Latino residents to live, separate from the rest of Austin. The redevelopment and price growth of the past two decades has been faster here than almost anywhere else in the city, and it hasn’t happened evenly — some streets have changed dramatically, others much less so. Knowing which is which on any given block is part of pricing a deal correctly here.
For Sellers
If you’re selling in East Austin, the right price and marketing strategy depends heavily on what’s actually happening on your specific street, not a broad neighborhood average. I look at recent, comparable sales close to your property, not just anywhere with an East Austin zip code.
For Buyers
If you’re buying, I’ll help you understand what you’re paying for on a given block, whether that’s proximity to redevelopment near the Saltillo District, lot size and zoning that affects what can be built next door, or school zoning.
