Marketing-Focused Real Estate Agent To List My Lakeway Home

I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and Lakeway is one of the higher-end markets I list in regularly. It sits on the south shore of Lake Travis in Travis County, about 25 minutes west of downtown Austin on Highway 620, and the buyer pool here skews toward move-up buyers and relocations who are comparing your home against other established, higher-priced listings, not entry-level resales.

Why marketing matters at this price point

At Lakeway’s price points, buyers expect a listing that looks the part before they ever schedule a showing. Weak photos or a thin online presence can make an otherwise strong home look like it’s priced wrong, and Lakeway buyers who are relocating from out of state are often making a decision on a home they haven’t seen in person until late in the process. That’s specifically why I put more weight on how a Lakeway listing is photographed and presented than I would on a standard suburban resale.

How a Lakeway listing actually gets photographed

A lake and hill country market like this one doesn’t show well through a standard photo package, and I build the shoot around what the property is actually selling. Aerial and drone footage matters here in a way it doesn’t in most Austin-area suburbs, since it’s often the only way to show a lot’s real position relative to the water, a fairway at The Hills of Lakeway, or the hill country beyond the property line. For homes with a water or sunset-facing view, I schedule a twilight shoot in addition to the daytime set, since a dusk shot with the lights on and the sky still holding color is usually what stops a buyer scrolling online. I also make sure any dock, shoreline, or water access shown in photos reflects what the property actually has, not a high-water summer shot that oversells access a buyer won’t get the rest of the year.

Staging follows the same logic. Lakeway buyers are shopping outdoor living as much as they’re shopping square footage, so the patio, the pool, the dock, and any covered outdoor space get treated as primary rooms in how I shoot and present the home, not an afterthought after the interior is done. For a golf-adjacent property, I make sure course frontage and any club-view angles are represented accurately, since that’s a real driver of value for the buyer pool looking specifically at Rough Hollow or similar communities and it needs to read clearly in the listing, not just get mentioned in the description.

Why this matters more for relocation buyers

A lot of Lakeway buyers are moving from out of state and narrowing their search to two or three finalist homes before they ever fly in. For that buyer, a video walkthrough or virtual tour isn’t a nice extra, it’s often what gets your home onto that short list in the first place. I make sure video coverage gives an accurate sense of layout and flow, not just a highlight reel, because a buyer who shows up in person expecting something the video oversold is a buyer who walks away disappointed before we even get to negotiate.
