Cedar Park TX Housing Market Report

I’m Robbie English, REALTOR and Broker at Uncommon Realty. Cedar Park is one of the fastest-changing markets I work in, so this page focuses on what’s actually driving that change and what it means if you’re buying or selling here.

Why Cedar Park keeps growing

Cedar Park sits mostly in Williamson County, with its southern and western edges reaching into Travis County, about 20 miles north of downtown Austin along US-183. The city is served by Leander ISD. What’s pulled so much growth here is the combination of newer housing stock, strong schools, and easy access to both the 183 corridor and the tech employers along the northern Austin metro, without Austin’s downtown price tag.

That growth means Cedar Park’s inventory skews newer than a lot of Central Texas suburbs, plenty of homes built in the last fifteen to twenty years across a range of subdivisions, plus infill and new construction still happening in pockets of the city. It also means demand can shift fast when a new employer announcement or a rate change hits, so a market read that’s more than a few weeks old can already be stale.

How I track this market for clients

I watch active inventory, how quickly homes are going under contract by subdivision, and how new construction pricing is affecting resale values nearby, since a builder incentive down the street can change what your home is actually competing against. That’s what shapes the market updates I publish and the advice I give in direct conversations with buyers and sellers.
