Best Neighborhoods in Cedar Park: Where Community, Convenience, and Quality Come Together

Cedar Park keeps coming up when people ask me where to look north of Austin, and it’s usually for the same reasons: good schools, real parks, and a shorter commute than you’d think. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve helped buyers compare Cedar Park’s neighborhoods against each other for years. This is a rundown of the ones that actually come up most often, and what separates them.

TLDR: Best Neighborhoods in Cedar Park

  • Cedar Park splits between Leander ISD and Round Rock ISD depending on the specific street, and that boundary matters more than most buyers expect.
  • Reserve at Twin Creeks and Ranch at Brushy Creek are the two most-asked-about golf-adjacent communities.
  • Buttercup Creek and Anderson Mill offer older tree cover and lower price points than Cedar Park’s newer builds.
  • Edgewater and Silver Oak are worth a look if you want newer construction closer to 183A.
  • I can walk you through which of these actually fits your budget, commute, and school priority.

The school zoning split people miss

Cedar Park isn’t one school district. Most of the city falls under Leander ISD, but the southern and eastern edges, including parts of Anderson Mill, are zoned to Round Rock ISD instead. Two houses a few blocks apart can be zoned to different districts with different elementary schools, ratings, and boundaries that shift year to year. If a specific school matters to your decision, I check the exact zoning for a property before you fall in love with it, not after.

Reserve at Twin Creeks and Ranch at Brushy Creek: the golf-adjacent picks

Reserve at Twin Creeks sits near the Twin Creeks Country Club, with mature trees and a mix of home sizes that skew toward the higher end of Cedar Park’s price range. Ranch at Brushy Creek sits along the Cedar Park/Round Rock line, built around its own golf course, with a community pool and trail system residents actually use. Both draw buyers who want walkability to green space without leaving the metro.

Buttercup Creek and Anderson Mill: established, walkable, lower entry point

Buttercup Creek is one of Cedar Park’s older sections, near 183 and Lakeline, with mature trees, multiple neighborhood pools, and easy access to Lakeline Park and the trail system around it. Anderson Mill is Cedar Park’s south entry point and tends to have the most affordable resale inventory in the city, in part because part of it is zoned to Round Rock ISD rather than Leander ISD. Neither neighborhood shows up on glossy “best of” lists as often as the newer subdivisions, but they’re where a lot of my clients end up once they compare price per square foot.

Edgewater and Silver Oak: newer construction near 183A

Edgewater and Silver Oak are both newer-build pockets closer to the 183A corridor, which puts them within easier reach of the tech employers along 183 and North Austin. If your priority is a shorter commute over mature landscaping, these are usually where I start.

How I help you narrow it down

None of these neighborhoods is the “best” in the abstract. The right one depends on your commute, your school zoning priority, whether you want a golf course view or a lower HOA, and how much you want to spend on a lot with 20-year-old trees versus a brand-new build. I’ve walked all of these neighborhoods with buyers enough times to know which trade-offs actually matter once you’re living there, not just on the listing sheet. Let’s talk about what you’re looking for, and I’ll tell you which of these actually fits.
