Whether you’re buying your first home in Headwaters, getting ready to sell, or thinking about it as an investment, the community rewards buyers and sellers who understand how it’s actually built and run. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and this guide covers what I tell clients when we start talking about Headwaters specifically, not generic Dripping Springs advice.
I also run Uncommon Rentals by Uncommon Realty, so if your plans include renting the home out down the line, that’s covered too.
TLDR: Headwaters real estate expert guide
- Headwaters is built out by multiple builders (Ashton Woods, David Weekley Homes, Taylor Morrison, Newmark), so construction quality and pricing vary by section
- The amenity center, trail system, and roughly $144/month HOA (which includes fiber internet) all factor into value
- Kids in the community attend Dripping Springs ISD
- Buyers and sellers both benefit from knowing which phase and builder a given home falls under
- Uncommon Realty covers the full process, including property management if you need it later
What makes Headwaters different from a typical subdivision
Headwaters is a master-planned community in Dripping Springs, and its amenity center is one of the more substantial ones in the area: a split-level, noise-controlled pool, a fitness facility, a dog park, and a trail network. There’s also a historic ranch house site on the property with a croquet lawn, a stargazing amphitheater, and event space overlooking the Hill Country. The HOA runs around $144 a month and includes fiber internet.
Because the community is being built out by several different builders rather than one, the finish level, floor plans, and price points shift depending on which section and builder you’re looking at. That’s the kind of detail a general market report won’t tell you, but it directly affects both what you’ll pay and what you can expect to get back at resale.

What buyers should know
Buyers in Headwaters usually care about three things: which builder they’re getting, where the lot sits relative to the amenity center and trails, and how far along that section is in construction. A section that’s still actively building means dust and construction traffic for a while, which is worth factoring in even if the home itself is finished. I walk buyers through all of that, plus which streets tend to hold value better based on lot placement and sun orientation.
I’m also a national real estate instructor, which means the contract review, negotiation, and disclosure knowledge I teach other agents is the same knowledge I’m applying to your purchase.
What sellers should know
Selling in Headwaters comes down to positioning your home against both resale competition and, often, new construction from the builders still active in the community. That’s a different dynamic than selling in an established neighborhood where you’re only competing with other resales. I help sellers understand how their home compares to what a builder down the street is currently offering, price accordingly, and present the home so it stands out rather than getting lost next to shiny new-construction marketing.
Headwaters as an investment
Investors like Headwaters because of the amenity draw and the ongoing demand from buyers relocating to Dripping Springs. If you’re weighing a purchase here as a rental, I can help you evaluate it, and Uncommon Rentals by Uncommon Realty can manage it once you close.
How I work with clients
I start by listening to what you’re actually trying to accomplish, whether that’s finding the right home, getting top dollar on a sale, or figuring out if a property pencils out as a rental. From there I bring in the specific Headwaters knowledge that applies: builder comparisons for buyers, competitive positioning for sellers, or rental math for investors. My team at Uncommon Realty supports the process end to end.
