Whether you’re buying your first home in Headwaters, getting ready to sell, or thinking about it as an investment, the community rewards buyers and sellers who understand how it’s actually built and run. What makes Headwaters different from a typical subdivision

There’s also a historic ranch house site on the property with a croquet lawn, a stargazing amphitheater, and event space overlooking the Hill Country. The HOA runs around $144 a month and includes fiber internet.

Because the community is being built out by several different builders rather than one, the finish level, floor plans, and price points shift depending on which section and builder you’re looking at. That’s the kind of detail a general market report won’t tell you, but it directly affects both what you’ll pay and what you can expect to get back at resale.

What buyers should know

Buyers in Headwaters usually care about three things: which builder they’re getting, where the lot sits relative to the amenity center and trails, and how far along that section is in construction. A section that’s still actively building means dust and construction traffic for a while, which is worth factoring in even if the home itself is finished. I walk buyers through all of that, plus which streets tend to hold value better based on lot placement and sun orientation.
