Down Payment Assistance Programs for Austin-Area First-Time Buyers

Homeownership is still very much achievable even as build-to-rent communities grow, but it usually takes actually using the assistance programs available rather than just saving on your own. I’m Robbie English, REALTOR, Broker with Uncommon Realty, and here’s what’s actually available to Austin-area buyers right now.

Real Down Payment Assistance Programs in the Austin Area

The City of Austin’s Down Payment Assistance program offers up to $40,000 toward down payment and closing costs for first-time buyers at or below 80% of area median income, purchasing within Austin’s full-purpose city limits. It requires a homebuyer education course, and funding windows open periodically, so timing your application matters.

Travis County runs its own down payment assistance program offering 4%, 5%, or 6% toward down payment and closing costs as a 0% interest, 10-year forgivable second mortgage, paired with a competitive 30-year fixed-rate first mortgage, for eligible buyers across Travis County, not just inside Austin’s city limits.

The Texas Department of Housing and Community Affairs administers the My First Texas Home Program statewide, offering down payment and closing cost assistance up to 5% of the loan amount for qualified first-time buyers and veterans. The Texas State Affordable Housing Corporation’s Homes for Texas Heroes program goes further for teachers, firefighters, law enforcement, EMS, corrections officers, veterans, and nurses, pairing 5% down payment assistance with a below-market mortgage rate.

Why These Programs Matter More As BTR Grows

As institutional investors and build-to-rent developers compete for land and construction capacity in growing markets, individual buyers without existing home equity are at a real disadvantage bidding against cash-heavy, professionally financed competition. Down payment assistance doesn’t change that competitive dynamic directly, but it closes the single biggest gap for most first-time buyers: having enough cash at closing. A buyer who can bring 20% down through a combination of savings and assistance competes very differently than one stretching for 3.5%.

What Actually Moves the Needle for an Individual Buyer

Start the homebuyer education course early, since most assistance programs require it and completion can take a few weeks. Get pre-approved with a lender who’s actually familiar with these specific programs, since not every lender participates in every program, and the paperwork requirements differ. And apply for county or city assistance before you’re under contract on a specific house, not after, since funding windows can close and processing takes time.
