Opting for the For Sale By Owner (FSBO) approach is like venturing onto the less-traveled path in real estate. While only about 10% of home sales in 2022 were FSBO, it’s a route some sellers consider when they feel equipped to handle the process on their own. But how do you know if you’re truly ready?  Here are five key signs that FSBO might be right for you, each elaborated to give you a deeper understanding. I am Robbie English, REALTOR and Broker for Uncommon Realty and I would love to explain further.

1) In-Depth Real Estate Knowledge

Successfully selling your home without a real estate agent requires more than just knowing what your home is worth. When considering the for sale by owner route, you’ll need a solid understanding of your local market, including current pricing trends, buyer behavior, and the seasonal nuances that can impact your sale. Are you aware of what similar homes in your neighborhood have recently sold for? Can you accurately assess the unique features of your property and how they stack up against the competition? Beyond pricing, you must be familiar with the legal requirements and obligations that come with selling a home. From mandatory disclosures to understanding the implications of different types of offers, having a thorough grasp of these elements is crucial. If you’re well-versed in these areas, you might have what it takes to handle the sale independently.

2) Ample Time and Availability

Selling a home isn’t a part-time job—it requires a significant investment of your time. As a FSBO seller, you’ll need to be available for showings, which might come at inconvenient times, and ready to answer calls and emails from interested buyers at a moment’s notice.
