Cottonwood Shores Home Lingering On The Market

If your Cottonwood Shores home has been sitting longer than you expected, the first thing to figure out is which situation you’re actually in: still listed and just not getting traction, or already expired and needing a real relaunch. The fix looks different depending on which one it is, so I’ll walk through both.

I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and repositioning stalled listings in the Highland Lakes area is a big part of what I do.

If your listing is still active but sitting

Cottonwood Shores is a small, specific market — Marble Falls ISD, tucked between Horseshoe Bay and Marble Falls, with a buyer pool that pays close attention to whether a property sits on the river below the Lake LBJ outlet or backs up to Lake Marble Falls itself. Those two situations price differently, and if a listing is priced like the other one, buyers who know the area notice. That’s usually the first thing I check on an active listing that isn’t moving: is the price actually built around comparable sales for this specific lake-access situation, or is it a generic Highland Lakes number?

Presentation is the second piece. A home’s showing count and online views tell me a lot before I ever suggest a price change — if the listing is getting traffic but no offers, that’s a pricing or condition problem. If it’s barely getting looked at, the listing itself, the photos, or where it’s being marketed is the issue. I’d rather diagnose that honestly before touching the price, because dropping the number blindly on a presentation problem doesn’t fix anything and it signals to buyers that something’s wrong.

If your listing already expired

An expired listing needs more than a relist at the same price with the same photos — that combination is part of why it expired in the first place. I start with a fresh comparative market analysis, not the one the listing launched with, because comps shift and Cottonwood Shores is thin enough on inventory that a few months can move the picture more than you’d expect in a bigger market.

Photography matters more here than in most listings I take on. If the property has river or lake access, that’s the value driver, and it needs to be shown clearly and accurately — not oversold, not underplayed. Buyers shopping this specific area already know what they’re comparing it to.

Marketing reach is the other real issue with a relaunch. Cottonwood Shores doesn’t have a large built-in buyer pool the way a bigger city does, so a relisted property needs to actually reach the people looking at this area and this price point, not just sit in a generic regional search alongside every other Highland Lakes listing. That’s a deliberate part of the plan, not an afterthought.
