“How long will it take to sell?” is usually one of the first questions I get from Highland Haven sellers, and the honest answer is: it depends on pricing and condition more than anything else. I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and here’s what actually moves that timeline in this market.

TLDR: How Long Does It Take To Sell A House in Highland Haven?

  1. Correct pricing at listing has more effect on days-on-market than any other single factor.
  2. Homes priced above recent comparable sales tend to sit longer and often end up selling for less after a price cut.
  3. Preparation before listing, photos, minor repairs, staging, affects how fast the first offers come in.
  4. Once under contract, closing typically adds another 30 to 45 days for financed buyers, less for cash.

A home priced in line with recent comparable sales tends to draw serious buyers in the first two to three weeks, when listings get the most attention. A home priced above the market can sit for months, and by the time a price reduction happens, some buyers have already written it off as “the house that’s been sitting.”

Condition and presentation matter too, but mostly in how they affect that first impression online. Most buyers decide whether to request a showing based on photos before they ever see the house in person.

What Happens After You Go Under Contract

Getting an offer isn’t the finish line. Once you’re under contract, the buyer’s option period, inspection, and, for financed buyers, appraisal and underwriting still have to happen before closing. That typically adds 30 to 45 days for a financed purchase, often less for cash. I stay in contact with the buyer’s agent and lender through that entire stretch so nothing catches you off guard near the closing date.
