Price It Right the First Time

The single biggest lever on speed is price relative to the current market, and the biggest mistake is pricing high “to see what happens.” Buyers and their agents track days-on-market and price history. A home that launches too high and gets reduced two or three weeks later has already lost the momentum of its first showing window, and buyers start wondering what’s wrong with it even if nothing actually is. Pricing accurately from the start, based on real recent comparable sales rather than what you’d like the number to be, is the single most effective speed tactic available to you.

Do the Prep Before You List, Not After

Repairs, decluttering, staging, and professional photography all need to happen before your listing goes live, not in the weeks after showings have already started. A home that launches with weak photos or an obvious unfinished repair loses momentum it doesn’t get back easily. That’s why everything, price, photos, description, needs to be right at launch rather than fixed after the fact. A strong first two to three weeks is what actually compresses your timeline. A slow start rarely gets fully recovered, even with later adjustments.

Respond Fast Once You’re Live

Once the listing is up, speed becomes about responsiveness. Slow replies to showing requests cost you buyers who move on to the next listing. Slow responses to an offer or a buyer’s agent’s questions cost you leverage and, sometimes, the deal itself. I stay on top of every inquiry and keep sellers looped in fast enough that nothing sits waiting on a response longer than it has to.
