Zip code 78704 covers South Lamar, Bouldin Creek, Travis Heights, and Zilker, all within walking distance of Barton Springs Pool, Zilker Park, the Barton Creek Greenbelt, and South Congress. That’s a market of older bungalows, infill builds, and condos, and it prices accordingly. Head south into 78745 and 78748, toward Manchaca and Onion Creek, and you get more space for the money, newer subdivisions, and a mix of Austin ISD and Del Valle ISD schools depending on the exact address. Knowing which zip and which school zone you’re actually buying into matters here more than most people realize going in.
