What to know before you buy a Rollingwood pool home
Rollingwood is its own incorporated city with its own zoning, separate from the City of Austin, so pool permitting and any setback requirements go through Rollingwood’s building department rather than Austin’s — worth knowing if you’re planning to add or replace a pool rather than buying one already in the ground. Most of the housing stock ranges from smaller mid-century homes to newer custom builds, and pools tend to show up more often on the larger, more wooded lots that are common here given the hillier terrain near Westlake and the Barton Creek Greenbelt.
What I check before I send you a listing
On an older pool, I always want service records and a pool-specific inspection in addition to the standard home inspection — equipment that’s been sitting unmaintained is a bigger repair bill than most buyers expect. Because Rollingwood inventory is limited and moves fast (it’s a city of roughly 1,600 residents), I also keep an eye on nearby West Austin pockets like the rest of Rollingwood in case a pool listing outside this specific search still fits what you’re after.
