Maximize Your Home’s Value: Top Seller Tips

Every seller wants to get the most for their home, but you don’t get there through luck — it comes down to knowing which improvements actually pay off before you list and which ones just cost money. Small, targeted work up front can make a real difference in how your home shows and what it sells for, so here’s where I’d focus first.

Start With Curb Appeal

Buyers form an opinion before they get out of the car. Fresh mulch, trimmed landscaping, a clean or repainted front door, and pressure-washed walkways cost relatively little and change the first impression more than almost anything else you can do.

Fix the Small Stuff

Loose cabinet hardware, sticking doors, a leaky faucet, a cracked outlet cover — buyers notice these, and inspectors definitely will. Deferred maintenance signals more deferred maintenance to a buyer, even when the rest of the house is in great shape.

Declutter and Depersonalize

This costs nothing but time, and it makes rooms look bigger and easier for buyers to picture themselves living in. Pack away excess furniture, personal photos, and anything crowding counters or closets.

Paint Where It Matters

A fresh coat of paint in a neutral color is one of the highest-return projects you can do before listing, especially in rooms with bold or dated color choices.

Know What Buyers Are Actually Comparing You To

Improvements that matter in one price range or neighborhood don’t always matter in another. Before you spend money, it’s worth talking through which upgrades actually move the needle for your specific home and the buyers likely to look at it — that’s where I can help.

Cost-vs-value data from remodeling industry surveys backs this up: many minor projects, like a garage door replacement, a new entry door, or a minor kitchen refresh, recoup a majority of what you spend, and some recoup more than the full cost. The bigger, flashier renovations don’t always perform as well.

Timing matters too. Knowing when to list, not just what to fix first, affects your bottom line as much as the repairs themselves.
