Granite Shoals sits on the south shore of Lake LBJ in Burnet County, and the lake is the reason the town exists in the first place—it was developed as a lake community and incorporated in the 1960s, after the LCRA built the dam that formed Lake LBJ back in the early 1950s. Most of what moves in this market is tied to that shoreline in one way or another, whether it’s direct waterfront, a canal lot, or a home a short golf-cart ride from the water.
I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty. I’ve worked this stretch of the Highland Lakes for decades, and I also teach and speak on real estate strategy nationally.
What matters in this market
Waterfront and near-waterfront property in Granite Shoals doesn’t price like a typical inland home—lake access, dock rights, and lot orientation all move the number, sometimes more than square footage does. Getting that pricing right, on either side of the transaction, takes knowing what comparable lake property has actually sold for, not just running a standard comp report.
How I work with buyers and sellers
For buyers, that means being straight with you about what a given lot or dock situation is really worth before you make an offer. For sellers, it means pricing and marketing the property in a way that reflects what lake buyers are actually looking for. Either way, you’re working directly with me from the first conversation through closing.
