Receiving Lowball Offers on Cottonwood Shores home

If you’re selling in Cottonwood Shores and an offer comes in under what you expected, don’t assume someone’s trying to take advantage of you. In a market this small, a low number sometimes reflects real gaps in the data more than bad-faith negotiating. Here’s how I actually work through this with sellers.

Why “lowball” is trickier to define here than in a big market

Cottonwood Shores isn’t a high-volume market — we’re talking about a town of roughly 1,800 people with a limited number of homes changing hands in any given stretch. When there have only been a couple of comparable closings in the last several months, an agent pricing a buyer’s offer is working with thinner data than they’d have in a bigger subdivision or in Marble Falls proper. An offer that looks low against your expectations might be a genuine read on scarce comps, not an attempt to test how firm you are.

River access vs. no river access — the comp that actually matters

The other thing I see trip up sellers here: Cottonwood Shores sits on the Colorado River below the Lake LBJ outlet, and the homes with direct river access price in a completely different tier than the ones a few streets back without it. If a buyer’s agent pulls waterfront comps to evaluate a non-waterfront lot — or the other way around — the resulting offer can look like a lowball when it’s really just the wrong comp set applied to your property. Before I tell a seller an offer is out of line, I check which comps the buyer’s side used and whether they actually match your lot’s access.

The small buyer pool changes the math

Because there simply aren’t that many active buyers shopping Cottonwood Shores at any given time, a rejected offer doesn’t always get replaced quickly. In a larger market you can usually count on another offer showing up within days. Here it might be weeks. That doesn’t mean you should accept an offer that’s genuinely below value — but it does mean I weigh how thin the buyer pool is right now before advising you to hold firm on a counter.

How I evaluate an offer that comes in low

I start by pulling the real comps for your specific lot type — river access or not — and checking how many comparable sales actually exist right now. If the comps are thin, that factors into how I read the offer. Then I look at the rest of the package: financing, contingencies, timeline, not just price. A lower number with clean financing and a fast close sometimes beats a higher number with more risk attached.
