Welcome to the Neighborhood Guides hub. I’m Robbie English, Broker and REALTOR, and I’ve spent more than 40 years in real estate, including years working as a national real estate instructor. What makes this collection a little different is that I actually work two markets that most agents treat as separate businesses: the fast-growing Austin metro suburbs, and the slower, water-driven small towns of the Highland Lakes out past Lake Travis. I cover the metro through Uncommon Realty and the lake country through Uncommon Highland Lakes Realty, so these guides aren’t stitched together from listing data and Wikipedia summaries — they’re written from actually knowing the streets, the school boundaries, the HOAs, and, out at the lake, the boat ramps.

Every guide on this site follows roughly the same approach: what the area is actually like day to day, what homes tend to cost and where that’s heading, what schools and commute look like (or don’t matter much, if you’re retiring to the water), and who the neighborhood tends to fit best. I’d rather send you to the three guides that actually answer your question than pad this page out with filler, so use the browse-by-region list below, or jump straight to the full library at the bottom of the page.

Two Very Different Markets, One Broker

If you’re not sure where to start, here’s the short version. If you need to commute into Austin, want new construction, good school districts, or walkable urban neighborhoods, you’re looking at the metro guides below — places like Cedar Park, Leander, Round Rock, and the close-in Austin neighborhoods. If you’re thinking about retirement, a second home, or life built around a boat dock instead of a commute, the Highland Lakes guides are the better starting point. A fair number of my clients end up owning in both worlds — a primary home in the metro and a place on Lake LBJ or Lake Buchanan — so don’t feel like you have to pick one and stick with it.
